I worked for Cushman & Wakefield LLP (“C&W”) for two years across three different teams as part of the real estate graduate scheme. I qualified as a chartered surveyor in November 2017 after having worked with a number of multinational groups with significant presence in London.
Shopping Centre Leasing • I was jointly responsible for devising the leasing strategy for Tungstate Quarter Shopping Centre, Guildford and Royal Priors Shopping Centre, Leamington Spa • I worked alongside institutional investors and privately held development companies including Lasalle Investment Management, British Land and Queensbury Developments • Whilst in the team, I orchestrated two leasing deals: Bobbi Brown in Guildford and Virgin Media in Leamington Spa o For both deals, I initiated the conversations with the tenant’s agents by identifying a potential requirement through conducting a GAP analysis o For the Bobbi Brown deal, I negotiated with the tenant’s agent a lease for a term of 5-years at a rent of £200 ITZA over 600 sq. ft. This completed in Q4 2016, after I left the team. o For the Virgin Media deal, I negotiated on behalf of the landlord a lease for a 5-year term at a rent of £85 ITZA over 1,100 sq. ft. The deal completed in February 2016. Central London Office Valuations • I worked alongside multi-national banks (Coutts and RBC), a real estate fund (Cordatus), Charity Trusts (El Rahma) and private investors • I was also responsible for a quarterly valuation of part of BP Pension Fund’s portfolio, which included valuing a number of secondary and tertiary properties outside of London. • I am therefore proficient in the use of Argus valuation software and Argus Developer and comfortable with using the investment and residual method of valuation. Corporate Real Estate (Transaction Management) • I was jointly responsible for managing new lease transactions for a number of key C&W clients, including Arris and Gartner • I negotiated new lease terms on behalf of my clients with brokers in different locations including Dubai, Switzerland, Finland, Sweden and Spain o The new lease I negotiated in Zurich on behalf of Gartner was significant as the company has recently undergone extensive M&A activity and therefore had outgrown their existing building. I managed the transaction on behalf of my client, ensuring that the most optimal terms were achieved for my client within the designated time period for the transaction.--
